A Vision for the Future
Located on Trafford Way, Gateway One is a £32 million, five-storey office building designed to become a beacon for digital innovation. Set to house leading-edge businesses—including AI firm Automatic Analytics—the development aims to position Doncaster as a regional Artificial Intelligence (AI) Growth Zone. The project is part of the city’s broader regeneration efforts, funded by the Town Deal initiative, and is being delivered in partnership with Willmott Dixon Construction
BJB Consulting’s Engineering Expertise
As the appointed structural and civil engineering consultancy, BJB Consulting has been instrumental in delivering innovative and sustainable solutions for Gateway One. Our involvement encompasses:
- Structural Engineering: We developed a robust yet adaptable steel-framed structure using advanced modelling techniques, ensuring the building’s resilience and flexibility for future modifications.
- Drainage and Sustainability: Our team implemented a comprehensive drainage strategy incorporating permeable paving and underground attenuation tanks, aligning with Sustainable Urban Drainage Systems (SuDS) principles to manage surface water runoff effectively.
- Collaboration and Innovation: Working closely with architects and contractors, we optimized material efficiency and sustainability, contributing to the project’s net-zero carbon emissions goal and BREEAM Excellent rating.
A Catalyst for Regeneration
Gateway One is more than just a building; it is a catalyst for economic growth and urban regeneration. The development includes public open spaces and aims to enhance the area around Doncaster Railway Station, increasing footfall and attracting investment. Mayor Ros Jones emphasized the project’s role in positioning Doncaster as a front-runner in digital technology and AI innovation.
